House rules
So that everyone feels at home – you, the neighbours in the building and us – we ask you for a few simple things. The apartment is our home away from home; please treat it the way you would like your own to be treated. Thank you!
Arrival & departure
Check-in from 3 pm via the key box (you receive the code by e-mail before arrival), check-out by 10 am. When you leave, please: put the dishes in the dishwasher, dispose of rubbish sorted, close windows and the terrace door, turn the heating down and put the key back in the key box. A later check-out is sometimes possible on request.
Guests & registration
The apartment is booked for a maximum of three people (two in the double bed, one on the sofa bed). Only registered guests stay overnight. Austria has a legal registration requirement: please send us the names, dates of birth and ID details of all guests before arrival – we submit the guest registration electronically. The local tourist tax (€ 2.60 per person and night) is shown in your booking.
Quiet hours
Please be especially considerate of the neighbours between 10 pm and 6 am and at lunchtime (12 to 2 pm) – indoor volume, no parties. On the terrace, voices carry further in the evening than you might think.
Smoking & candles
The apartment is non-smoking (including e-cigarettes). Please smoke only outside on the terrace with the terrace door closed and using an ashtray – nothing over the railing. Open flames, candles and charcoal grills are not permitted in the apartment or on the covered terrace.
Pets
Unfortunately we cannot accommodate pets.
Terrace & building
Please do not shake or beat anything out over the railing or windows (rugs, towels, bedding). Close the parasol in wind and secure the garden furniture in a storm. The staircase, corridors and entrance must be kept clear (fire safety): please do not leave bicycles, skis or pushchairs there – we are happy to tell you where there is space.
Parking
Please park only in the two spaces that belong to the apartment – not in front of the entrances and not in other residents' spaces.
Waste
In East Tyrol waste is separated: residual waste, organic waste, paper, packaging (plastic, metal) and glass go into the respective bins at the house – please close the lids and flatten cardboard. Plastic bottles and cans with the deposit symbol are worth 25 cents in Austria: return them to any supermarket instead of throwing them away.
Ventilation & heating
Please air the apartment briefly every day, especially after showering and cooking – this keeps it free of mould. Do not leave windows tilted while the heating is on, and turn the heating down when you go out. Laundry dries best on the terrace, not inside the apartment.
Bathroom & water
Only toilet paper goes into the toilet – no wet wipes, hygiene products or food waste. The tap water is excellent East Tyrolean mountain water and safe to drink. Please report dripping taps or water stains straight away.
Damage & keys
Small mishaps happen – just let us know and we will find a fair solution. Please lock the apartment when you go out. For security reasons a lost key has to be replaced (cost of changing the lock cylinder). We cannot accept liability for valuables.
Children & safety
Please do not leave children unattended – especially on the second-floor terrace. Smoke and CO detectors must not be covered or switched off. Emergency numbers: European emergency number 112 · ambulance 144 · fire brigade 122 · police 133 · mountain rescue 140 · out-of-hours doctor 141. Lienz district hospital is about 10 minutes away.
Wi-Fi & streaming
Wi-Fi and Netflix are free for you to use. Please do not sign out of our Netflix account or change the profiles. Illegal downloads are not permitted.
