Booking terms of the holiday apartment SONNWEIT · Version: September 2026

1. Host and scope

The host (lessor) is Johann Brandauer, MSc, holiday apartment SONNWEIT, Nußbaumerweg 17/8, 9991 Dölsach (Göriach), Austria, e-mail anfrage@sonnweit.at. These terms apply to all bookings of the holiday apartment SONNWEIT made via the booking tool on www.sonnweit.at or by e-mail. Bookings made through platforms (e.g. Airbnb, Booking.com) are subject to the terms of the respective platform.

2. Conclusion of contract and online booking process

Booking via www.sonnweit.at takes three steps: (1) You select arrival and departure dates and the number of guests in the calendar; availability and the total price are displayed. (2) You enter your contact details; input errors can be corrected at any time before submitting, in the form fields or via “Back to the calendar”. (3) By clicking “Book with obligation to pay” you submit a binding offer. The contract is concluded as soon as we confirm the booking by e-mail (normally automatically within a few minutes); for enquiries by e-mail, with our written confirmation. The booking confirmation states the period, number of guests, total price and payment deadline. Your booking details are stored by us; these terms are available at any time at www.sonnweit.at/en/terms. The contract language is German (section 13).

3. Prices and payment

All prices are in euros per night for the apartment with up to two guests, including bed linen, towels, electricity, heating, Wi-Fi and parking; the supplement for a third guest is shown during the booking process. Charged in addition: the final cleaning fee of € 70 (once per stay) and the Tyrolean visitors’ tax (Aufenthaltsabgabe/Ortstaxe) under the Tyrolean Visitors’ Tax Act 2003, currently € 2.60 per person per night (children are exempt until the end of the calendar year in which they turn 15). The minimum stay is normally two nights and is shown in the calendar. Payment is made using the payment methods offered during the booking process; the amount is due at the time stated in the booking process or in the booking confirmation. If payment is not received within the stated period, we may release the reservation again. No deposit is required.

4. Cancellation by the guest

Cancellations can be made by e-mail; the time of receipt by us is decisive.

The final cleaning fee and the visitors’ tax are not charged in the event of a cancellation. If we manage to let the apartment to other guests for the cancelled period, the cancellation fee is waived to the extent of the replacement booking. We recommend taking out travel cancellation insurance.

5. Cancellation by the host

If the apartment cannot be used for reasons beyond our control (e.g. force majeure, natural events, official orders, significant damage to the apartment), we may withdraw from the contract. In this case, payments already made will be refunded in full; no further claims exist.

6. Arrival and departure

The apartment is available from 3:00 pm on the day of arrival; access is self-service via a key box, the code of which the guest receives by e-mail before arrival. On the day of departure, the apartment must be vacated by 10:00 am. Different times are sometimes possible by arrangement.

7. Use of the apartment

The apartment may only be occupied by the persons named in the booking, up to a maximum of three persons. Passing on or subletting to third parties is not permitted. The apartment is non-smoking; pets are not allowed. The house rules form part of the contract. In the event of serious breaches (in particular overcrowding, noise nuisance, damage), we may terminate the contract early without refund.

8. Guest registration

Under the Austrian Registration Act 1991 (Meldegesetz), all guests must be registered; registration is made electronically via the guest registration system of the Osttirol tourist board. Before arrival, the guest provides the required details via the pre-check-in link we send (name, date of birth, nationality, address and, for guests without Austrian nationality, travel document details; for accompanying persons, name and date of birth).

9. Liability

The guest is liable for damage to the apartment and its furnishings caused by the guest or accompanying persons; damage must be reported to us immediately. We are liable for damage suffered by the guest only in cases of intent or gross negligence; liability for personal injury remains unaffected. We accept no liability for valuables brought along or for parked vehicles. We do not guarantee the accuracy of third-party information (e.g. opening hours, timetables) on our website.

10. No right of withdrawal

For accommodation services booked for a specific period, consumers have no statutory right of withdrawal pursuant to § 18 (1) no. 10 of the Austrian Distance and Off-Premises Contracts Act (FAGG). Only the cancellation terms in section 4 apply.

11. Data protection

Information on the processing of personal data – in particular by the booking system of Smoobu GmbH, the payment service provider and the electronic guest registration – can be found in our privacy policy.

12. Final provisions

Austrian law applies, excluding the UN Convention on Contracts for the International Sale of Goods; mandatory consumer protection provisions of the state in which the guest has his or her habitual residence remain unaffected. For consumers, the statutory places of jurisdiction apply.

13. Language versions

These terms are agreed in German. The English, Italian and Dutch versions are provided for information; in the event of any discrepancy, the German version prevails.
